How Our Packout & Reconstruction Service Works

Severe damage often requires removing every item from the property before reconstruction. Our packout teams inventory, photograph, pack, and store your contents in our secured facility. Cleaning happens off-site; the structure is reconstructed under one Managed Repair contract.

  • Itemized inventory with photographs of every item
  • Secure climate-controlled off-site storage
  • Content cleaning (soft and hard goods) in our facility
  • Single-contract Managed Repair reconstruction
  • Final packback and walkthrough before close-out

Why a Professional Pack-Out Protects Your Claim as Much as Your Belongings

After a serious fire, water, or storm loss, the structure and the contents become two different projects. The structure needs demolition, drying, and rebuilding. The contents need protection from all of that — and an accounting your insurer can rely on.

Inventory You Can Defend

Every item is photographed and logged into a tracked, itemized inventory before it leaves the property. When your adjuster asks what was affected, where it went, and what condition it was in, the answer is a documented record — not a memory.

Barcoded Chain of Custody

Items are packed by room, labeled, and barcode-tracked from your door to the storage vault and back. Nothing is loose in a truck, and any single box can be located and retrieved — important when you need documents, medication, or keepsakes mid-project.

Climate-Controlled Storage

Contents wait out the reconstruction in a secured, climate-controlled facility — not a jobsite. In our desert region, an unconditioned container can cook furniture, electronics, and photographs; controlled storage prevents a second loss on top of the first.

Cleaning happens off-site, where soot, odor, and moisture can be treated item by item: soft goods, hard goods, textiles, and electronics each get the method their material requires. Meanwhile the empty structure dries faster, demolition goes quicker, and the rebuild proceeds without working around your belongings.

Our Process

From Pack-Out to Packback

Seven controlled steps, one contract, one project manager.

1

Scope & Plan

We walk the loss with you, identify what must move, what can be cleaned, and what should be documented as unsalvageable for the claim.

2

Photo-Documented Inventory

Every item is photographed and entered into an itemized inventory, room by room, before anything is boxed.

3

Pack & Transport

Trained crews wrap, pack, and barcode-label contents, then transport them to our secured facility with the chain of custody intact.

4

Clean & Restore Contents

Soft goods, hard goods, and electronics are cleaned and deodorized off-site using methods matched to each material.

5

Climate-Controlled Storage

Restored contents are stored in secure, climate-controlled vaults until the structure is ready to receive them.

6

Reconstruction

The empty structure is repaired under our single-contract Managed Repair program — demolition through final finishes, one project manager throughout.

7

Packback & Walkthrough

Contents return by inventory, are placed room by room, and the project closes with a final walkthrough against the original record.

Why Respond Property Solutions

One Contract From First Box to Final Nail

Most losses involving a pack-out end up with three companies on site: a mover, a mitigation contractor, and a builder — each with its own schedule and its own paperwork. We run all of it as one project, so your contents come back the week your rebuild finishes, not a month later.

  • Single-contract Managed Repair through reconstruction
  • Barcoded, photo-documented contents inventory
  • Secured, climate-controlled storage vaults
  • IICRC Certified cleaning of soft and hard goods
  • EPA RRP lead-safe practices on qualifying rebuilds

Contents Claims Live or Die on Documentation

Structure and contents are usually separate coverages in your policy, and the contents side is where undocumented claims stall. Our itemized, photographed inventory becomes the backbone of your personal property claim, our Xactimate estimates cover the structural scope, and we coordinate with your adjuster on both — with direct billing where available.

  • Itemized contents inventory with photographs
  • Salvage vs. non-salvage documentation for the adjuster
  • Xactimate estimates for the structural rebuild
  • Direct insurance billing and claim assistance

Packout & Reconstruction Questions

Good to Know

A pack-out is the professional inventory, packing, and removal of a property's contents so they can be cleaned, restored, and stored off-site while the structure is repaired. It protects belongings from demolition dust, moisture, and jobsite traffic — and produces the itemized record your contents claim needs.

Every item is photographed and logged before packing, every box is barcode-labeled by room, and the inventory follows the contents through cleaning, storage, and packback. Any individual box can be located in storage and retrieved if you need something mid-project.

When the underlying loss is covered, pack-out, contents cleaning, and storage are normally part of the claim — they protect the insurer from a larger contents payout. Coverage limits and specifics are policy-dependent; we document everything so the question is answered with records, not estimates.

Hard, non-porous items usually restore well. Textiles, upholstery, and electronics depend on the exposure — smoke, Category 3 water, and prolonged moisture change the answer. Items that cannot be safely restored are photographed and listed as non-salvage for your claim rather than quietly discarded.

For the length of the reconstruction — storage is climate-controlled precisely so time in the vault costs your belongings nothing. Because the rebuild runs under the same contract, packback is scheduled the moment the structure passes its final walkthrough.

Separate mitigation and rebuild contractors mean two schedules, two scopes, and a gap in between where nothing happens. Single-contract Managed Repair keeps demolition, drying, rebuild, and packback on one timeline with one accountable project manager — and one set of paperwork for your insurer.

Artwork, heirlooms, documents, and other high-value items are flagged during the inventory, photographed in detail, packed with appropriate materials, and stored with additional care. Tell the crew lead about anything irreplaceable on day one — it changes how we pack it, not whether we can.
