What a Managed Fire Rebuild Involves

Reconstruction after a fire is a different discipline from ordinary remodeling. The scope has to satisfy your insurance carrier, the building department, and the structural realities of a fire-damaged frame — all at once.

Scope Development

Your rebuild scope is developed jointly with your adjuster and written as line-item Xactimate entries — the format carriers price and approve in. When walls open and hidden damage appears, supplements are documented and submitted the same way.

Permits & Inspections

Fire rebuilds typically require permits for structural, electrical, plumbing, and mechanical work. We handle applications, schedule municipal inspections at each stage, and keep every sign-off in your project file.

Lead-Safe Practices

In homes built before 1978, disturbing painted surfaces triggers the EPA RRP rule. Where it applies, we work lead-safe: containment, controlled demolition, and EPA-compliant disposal procedures.

Structurally, fire damage is judged member by member. Charred framing is evaluated for char depth and remaining load capacity: lightly charred members can often be cleaned, sealed against odor, and reinforced by sistering new lumber alongside, while heat-weakened or deeply charred members are removed and replaced. Those engineering decisions are made during assessment and written into the scope — before demolition, not after.

Because cleanup and rebuild run under a single Respond Property Solutions contract, there is no handoff gap between mitigation and reconstruction. One project manager owns the schedule, the sub-trades, the inspections, and the communication with you and your carrier.
