What Water Actually Does to a Structure

It wicks up drywall by capillary action, migrates beneath wall plates and flooring, saturates insulation, and raises indoor humidity until even untouched materials begin absorbing moisture from the air. Mold spores present in every building need only that moisture and 24 to 48 hours to germinate — the window that makes extraction and drying a true emergency.
IICRC S500 classifies every loss by class — the evaporation load that dictates equipment. Class 1 involves minimal absorption; Class 2 means water has wicked into carpet, pad, and lower wall sections; Class 3 is a saturating overhead loss affecting ceilings, walls, and floors; Class 4 is specialty drying for water bound inside hardwood, plaster, masonry, or concrete. Class, together with the water's category, determines how many air movers and dehumidifiers the structure needs and how long they run.
Drying itself is psychrometrics: balancing temperature, airflow, and humidity so moisture keeps evaporating out of materials and gets removed from the air. Air movers accelerate evaporation at wet surfaces; low-grain refrigerant (LGR) and desiccant dehumidifiers strip that vapor from the air so it cannot redeposit.
